Preparing Your Home for Showings
Essential Tips for Sellers
Now that you’ve decluttered, organized, and deep cleaned, your house is ready to hit the market. You might be feeling exhausted and thinking, “I need a break.” But get ready for round two—being prepared for showings is crucial. Buyers have more choices now, and you want your home to stand out.
1. Hire a Weekly Cleaning Service
Consider hiring a weekly cleaning service. It’s a small investment but well worth it. A consistently clean home will make a great impression on potential buyers. Need a referral? Reach out for my trusted local recommendations.
2. Change Your Furnace Filters
Ensure your furnace filters are clean to keep the air fresh and the home environment healthy. This small detail shows buyers you take care of your home.
3. Create a Welcoming Atmosphere
Before showings:
- ✔️ Make all the beds
- ✔️ Turn on all the lights
- ✔️ Open all the blinds
A light and bright home feels more spacious and inviting to potential buyers.
4. Avoid Strong Odors
When you know you have a showing, avoid cooking meals that leave lingering smells (think garlic or fish). Also, avoid masking odors with strong air fresheners. Try using products like Fresh Wave instead. As a mom of four kids, two dogs, and a turtle—I use it everywhere!
5. Tidy Up
Store boxes neatly in the garage or basement. Move toys to one area like a playroom or bedroom. A clean, organized space feels bigger and more appealing to buyers.
6. Be Show-Ready with Showing Time
Showings are usually scheduled via the ShowingTime app, which notifies you when a buyer requests a tour. You’ll confirm showings through your phone. Plan to leave 15 minutes before the scheduled time and return 15 minutes after in case of early arrivals or delays.
Expect to be out of the house for about an hour. Showings typically last 15–20 minutes unless your home is very large.
7. Make a Lasting Impression
Small touches go a long way—leave mini bottles of water, cookies, granola bars, or candy on the kitchen island. Buyers often spend hours touring homes, and thoughtful hospitality helps your home stand out.
We know it can be stressful to keep your home spotless and ready on short notice, but your effort will pay off. If you’d like to know how show-ready homes sell faster, check out our seller resources.
